Water Damage · Canarsie
Canarsie sits low between Paerdegat Basin, Fresh Creek and Jamaica Bay, and many houses here keep the boiler, the water heater and sometimes a rented apartment below the first floor. Call any hour. We track down the water, dry the house to readings and rebuild what had to come out.
What We Do
One crew takes the whole job, from the night the water shows up to the last coat of paint. Here is what that includes:
The estimate is free, and you see the scope before any rebuild starts.
Hidden Water
Water in these houses rarely stays where it landed. On a row of attached homes, a leak against the party wall can show up on the neighbor's side first, or the other way around.
So the first visit is mostly measuring. We put meters on drywall, paneling, plaster and subfloor, and scan with a thermal camera to catch cool, damp streaks behind finished walls and under tile.
We mark the wet line on each wall and cut only to where the readings tell us to. Dry material stays put.
Finished basements fool people. Carpet laid over a slab can feel almost dry on top while the pad below holds water for days. We lift a corner and test before deciding what stays.
Low Ground
City Planning's Resilient Neighborhoods report on Canarsie places roughly two thirds of the neighborhood's residential buildings inside the floodplain on the maps it worked from. It also says sunken front yards are typical here, that they make ponding worse, and that residents across the neighborhood are concerned about sewer capacity.
For our crews, that usually means water entering at the lowest opening: a garage door below the sidewalk, a cellar entry, a floor drain. When it comes from the street or the sewer, we treat it as Category 3 and plan the removal and cleaning around that. Our page on sewer water coming up through a floor drain covers that kind of call in more detail.
Two Households, One House
The same report notes that many Canarsie homes have converted basement units, and that many keep heaters and other critical systems in cellars and basements. So a leak downstairs often hits a tenant's bedroom and the boiler at once.
In a co-op or a larger rental building, start with the super or management so the source gets shut off, then call us. We work with supers, managing agents and boards on what happens inside your unit.
Call To Rebuild

Across Paerdegat Basin, owners get the same crew and process; see our Bergen Beach page. Just west, the attached houses have their own page: water damage in Flatlands. For neighborhoods farther afield, there's our borough-wide water damage page.

Yes. We pump it out, then check the wall between the garage and the rest of the house, because that's where water sneaks into finished rooms. Drywall, shelving and anything stored on the floor get the same moisture check as a living space.
Not always. If it was clean water and only part of the unit got wet, people often stay while the equipment runs. If it was sewer water, or the bathroom or kitchen is out of use, the tenant usually needs to stay elsewhere until that area is cleaned and dry. The first round of readings tells us which.
Treat it as outside water. Carpet, pad and the bottom of the drywall it reached usually come out, and the slab and framing get cleaned and treated before drying. We meter the rest of the room so only wet material goes.
