Water Damage Restoration in Manhattan Beach

Most homes in Manhattan Beach are big single-family houses between Sheepshead Bay and the ocean. Whether a supply line gave out upstairs or water came in off the street, we track every wet wall, dry it until the meters agree and put the rooms back together, any hour.

How We Help

What we take on in a Manhattan Beach house

Every job includes:

  • A walkthrough and written estimate at no charge
  • Pumping and extraction of standing water, starting with the lowest floor
  • Moisture readings with meters and a thermal camera on every affected level
  • Careful removal of wet drywall, insulation, carpet and pad that can't be saved
  • Structural drying with air movers and dehumidifiers until the readings come down
  • Cleaning and an antimicrobial treatment wherever water sat
  • Rebuilding walls, floors, trim and paint with our own crew

The City's resiliency plan calls Manhattan Beach the easternmost neighborhood on the peninsula, and says its residents mostly live in large single-family homes in an oceanfront setting (A Stronger, More Resilient New York, Southern Brooklyn chapter).

A big house gives a leak more room to travel. There are more bathrooms, more floors and more finished space for water to cross before anyone spots it. So when you call, we plan for the whole house, not only the room with the puddle.

The same report puts homeownership here at over 75 percent. In practice, the person who calls us is usually the person who approves the work. We walk the house with you, show you the numbers, and nothing gets cut out until you've seen why. If you rent part of the house to someone, we'll keep them posted on when the crew is coming back.

Tracing It

Following a leak down through the floors

In a two- or three-story house, water from an upstairs bath or a second-floor laundry runs along joists and pipes. It can surface a room or two away from where it began, or a full floor lower.

We start at the source and work downward, level by level. Tell us if you notice any of these:

  • A ceiling stain under a bathroom or the laundry
  • Hardwood that cups or lifts near a kitchen, tub or radiator
  • Baseboards that swell, or paint bubbling low on a wall
  • A damp, musty smell in the basement or a closet

The thermal camera shows where cool, wet patches run behind a finished wall. A meter confirms each one. We open only what the readings point to, which keeps the repair smaller and the rebuild shorter.

Cupped boards get the same care. Our page on wet hardwood floors explains how we dry them in place.

Two Shorelines

Bay on one side, open water on the other

Manhattan Beach has Sheepshead Bay along its north edge and the ocean along its south. Kingsborough Community College sits at the eastern tip, on a former Coast Guard base at the shoreline.

If water ever pushes in from outside, get everyone to an upper floor and wait until it stops rising. When it's safe to go back down, we pump the lower level dry and handle that water as contaminated. Soaked finishes come out, then the framing and slab are washed, treated and dried. Our flood cleanup service explains that work in more depth.

Across the water, our water damage page for Sheepshead Bay covers the apartment buildings and bungalow courts on the other shore.

Step By Step

Six stages, one crew

  • You call. Our line, 646-543-2242, is staffed around the clock. If a supply line let go upstairs, close the valve under the fixture or the main where the line enters the house. Arrival is usually 30 minutes to an hour and a half, depending on the hour and traffic.
  • We map it. You get a floor-by-floor picture of every wet area, and we go over it with you before anything is decided.
  • We remove. Water that rose through a floor drain means more has to go than a clean supply line would; our page on sewer backups explains why.
  • We dry. On each visit we meter the wet areas and reposition fans as rooms come down. The finish line is when the wet areas match dry material elsewhere in your house.
  • We hand off. The drying notes go straight to our rebuild crew, so cabinets, trim and floors go back without a second company measuring the job again.
  • We walk it together. Before we call it finished, we go room by room with you.

The price depends mostly on how much finished material has to be replaced and what kind of water caused it. You'll have the estimate before anything starts.

Questions

Manhattan Beach homeowner questions

The leak started on our top floor. Will you need to open walls on every level?

Not unless the readings say so. We meter each floor under the leak and open only the spots that read wet. Often the lower floors need drying equipment, not demolition.

Can you tell which floor the leak started on?

Usually. We follow the wet readings with meters and a thermal camera from the stain back to the source, floor by floor, before anything gets opened.

Our hardwood started to cup after the leak. Can it be saved?

Often, if we start drying quickly and the boards haven't split or lifted off the subfloor. We meter the boards and subfloor, dry them in place and check again before deciding. Boards that stay cupped once they read dry get replaced.
