Mold Remediation
Tile, grout, and wall mold cleared, with the ventilation or leak behind it addressed.
Mold Remediation
Bathrooms are humid by nature, but persistent mold usually means a leak or poor ventilation. We clear the mold and address the cause so it does not creep right back along the grout and drywall.
Do You Need This?
If any of these sound familiar, call us and we will tell you honestly what you are dealing with.
Doing It Yourself
Bathroom mold on tile, grout or caulk that covers less than about 10 square feet, roughly a 3 by 3 foot patch, is usually safe for a homeowner to clean, the EPA says. Bigger, or inside the wall, it needs containment.
If the stain below is brown, our guide to what a brown ceiling stain means explains what it can tell you.
Scrub hard surfaces with detergent and water and dry them completely. Do not caulk or paint over mold. Cut the old caulk out, let the joint dry, then recaulk. The NYC Health Department says to run the fan or open the window during and after showers.
Anything bigger is a containment job. Here is how a full mold removal job runs, step by step, from plastic and HEPA filtration to fixing the moisture and clearance testing.
Hidden Mold
Mold behind bathroom tile usually starts when a shower valve, a drain fitting or cracked grout lets a little water into the wall every day.
The backer board and framing stay wet and grow mold where nobody can see it, so the mold you see on grout is usually the small part.
We map how far the water went with moisture detection tools before anything comes apart, so we only open the wall where it is actually wet. If the source is a valve or a drain, that repair goes to a licensed plumber.
Once the wall is dry, our own crew puts the tile and drywall back.

What To Expect
We clear the mold from tile, grout, and drywall and, critically, check for the leak or ventilation problem behind it, because surface scrubbing alone lets it creep right back. We contain the work to protect the rest of the home and repair and repaint where needed.
NYC Apartments
A lot of city bathrooms have no window. In older buildings the exhaust often runs to a shared shaft or roof fan, and when that grille is clogged or painted over, shower steam settles on the ceiling and the cold outside wall.
If you rent, the mold and the leak behind it are the owner's job. Under NYC's Local Law 55, HPD requires owners of buildings with three or more units to inspect apartments for mold every year and fix the moisture causing it.
New York’s mold law bars one company from doing both the assessment and the cleanup on the same property, as the NYS Department of Labor explains. We do the remediation side.
Our page on mold in rentals and co-ops covers how we work with tenants, owners and boards.
How It Works
You always know what happens next, and you deal with one company the whole way.
A real person picks up 24/7 and gets the nearest crew moving to your address.
We map the full damage with moisture meters and thermal imaging, including what is hidden.
We stop the spread and dry the structure properly. Equipment goes in the same day.
We document everything for your insurer, then rebuild and restore your property to its pre-loss condition, and walk it with you before we call it done.

Usually a hidden leak or not enough ventilation. We find and address the cause, not just scrub the surface.
It can be, especially in a small enclosed room. We remove it properly and improve the conditions that let it grow.
No. The EPA says not to caulk or paint over mold, and that paint applied over mold is likely to peel. Cut out the old caulk, clean and dry the joint, then recaulk. If it comes back, water is probably getting behind the tile.
Tell management or the super right away and take photos before anything is touched. In a rental, the building owner has to fix the leak and the mold. In a co-op or condo, who pays depends on where the pipe sits and the building's own rules.
A small job behind one bathroom wall usually takes a day or two of work, plus drying time. On jobs over 10 square feet, state law also requires a separate licensed assessor's clearance, which adds time.
