Mold Remediation

HPD Mold Violations

HPD can issue a mold violation in a rental building after a tenant complaint and an inspection. Under Local Law 55 of 2018, the owner has to correct the mold and the moisture behind it by a deadline set by the violation’s class, according to HPD.

We are a New York State licensed mold remediation company. Dealing with HPD stays with the building owner. For the tenant side of it, see mold in a rental.

  • Mold that keeps coming back in the same spot
  • A tenant complaint about mold
  • A patch of mold larger than about 10 square feet
  • Mold above the size a landlord can self-handle

Common causes

  • An unresolved leak feeding the mold
  • Chronic building humidity or ventilation issues
  • A prior remediation that missed the source
  • Water damage left unaddressed

What To Expect

Deadlines and the 10-unit rule

HPD gives 90 days to correct a Class A violation, 30 days for Class B and 21 days for Class C, per its Local Law 55 guidance.

In a building with 10 or more units, 10 square feet or more of mold has to be handled by a licensed mold assessor and a licensed mold remediator. The assessor writes the plan and checks the result. We are the remediation company in that order of work, and we fix the moisture source.

Questions

Answers before you call

How long does an owner have to correct an HPD mold violation?

It depends on the class. HPD gives 90 days for Class A, 30 days for Class B and 21 days for Class C.

Can the same company test and remove the mold?

Not on larger jobs. New York requires the mold assessor and the remediation company to be separate. We do the removal and work with an independent assessor.

Your property. Our priority.

Water, fire, mold, or sewage, one call starts the recovery. We show up fast and we do not leave until it is done right.
