Mold Remediation · Manhattan
Bathroom and wall-cavity mold, mold from an upstairs leak, we find the moisture, remove the mold, and work clean around your board and building.
Overview
In Manhattan, mold hides. High-rise apartments, prewar co-ops and condos, and brownstones all trap moisture where you cannot see it: behind bathroom tile, inside wall cavities, and in interior rooms with little ventilation. Leaks from the unit above are a constant source, and a slow one can grow mold behind a wall for months before it shows. We find the moisture, remove the mold under containment, and keep the work clean in occupied buildings, coordinating with supers and boards. Our step-by-step mold remediation process explains containment, removal and clearance in plain terms. Living with mold in a rental? Here is what tenants and landlords each have to do.
Co-ops And Condos
It depends on where the water came from and which side of the wall line the damage sits. Your proprietary lease or the condo bylaws set that line, and the cause decides whose insurance gets the first call. Our guide to water damage in a co-op or condo walks through it.
Separate from who pays, the building has duties of its own. Local Law 55 requires owners of buildings with three or more apartments to keep them free of mold and fix the conditions behind it. Owners also have to inspect units every year for indoor allergen hazards, mold included.
And in a building with 10 or more units, once mold passes 10 square feet the owner has to bring in a licensed mold assessor and a licensed remediator who are independent of each other.
That last rule shapes how we work in big Manhattan buildings. All Star does the remediation. The independent assessor plans the work and checks it at the end, and the HPD certification of correction comes from the owner or managing agent, not from us. We give management our photos and work records.
Ask management early whether the board treats closing the wall as an alteration that needs paperwork. It's easier to sort out while the containment is still up.
Interior Rooms
We make our own airflow. Interior bathrooms, windowless kitchens and the inner rooms of a railroad layout have no window to vent through, so we build a plastic enclosure around the work and run a HEPA air scrubber to keep it under negative pressure.
Air gets pulled into the work zone, not out into your hallway.
Where we can, we duct the filtered exhaust to a window in another room. Either way, the hallway stays clean.
The cause in those rooms is often the same. A bathroom exhaust fan that stopped working years ago, or a slow drip from the unit above. Leaks from above travel along the joists into walls and other units, so we check past the stain before we cut.
In The Building
Report it to the building before anyone touches it. In a co-op or rental, management has to know, and a written report starts the record.
We work around the building, not over it, in this order:

Questions
Yes. We find the moisture, remove the mold under containment, and document it for the building and your insurance.
Yes. We handle board requirements, building hours, and keep the work clean in occupied buildings.
It may be. A wall that stayed wet for more than a day or two can grow mold inside even after the drip stops. We check it with a meter and a thermal camera before anything is cut, and if mold is there we remove it under containment.
Usually not for a bathroom or one wall. The containment and negative air keep the work zone sealed off from the rest of the apartment. If the mold is in your only bathroom or across several rooms, we'll tell you before we start what you'll be living without and for how long.
Water, fire, mold, or sewage, one call starts the recovery. We show up fast and we do not leave until it is done right.
