What To Expect

How we dry out a building after a fire

Putting out a fire takes a lot of water, and it soaks into the structure like a flood, starting the mold clock the moment the trucks leave. We extract it, dry the structure, and map for hidden moisture, handling it as one job with the soot and smoke cleanup.

Apartment Buildings

Water in the units below

In an apartment building, the water used on one unit's fire usually ends up in the units under it. It runs through the floor, follows the joists and drips out of ceilings and light fixtures one or more floors down, in apartments that never had any smoke.

In a prewar walk-up with wood joists, hose water can show up two or three floors down. If water is coming through a light fixture, don't touch the switch. Shut that circuit off at the panel only if you can reach it dry.

Those neighbors need help too, and we treat each unit as its own job:

  • The fire unit gets soot, smoke and water work together, on one schedule.
  • Units below are handled as water losses: we scan ceilings and walls with thermal imaging, confirm with meters, open what's wet and set drying equipment.
  • Hallways, stairwells and the spaces under them get checked, because water travels down pipe chases and shafts.

Who pays for each unit depends on the building's master policy, each owner's or tenant's own policy, and the bylaws or lease, so it changes from building to building. Our guide on water damage in a co-op or condo walks through how that split usually works.

We keep a separate photo and moisture record for every unit, so each claim has its own file.

Each wet unit gets its own structural drying setup, and the equipment stays until that unit's readings say dry.

Questions

Answers before you call

Why is there water damage after a fire?

Firefighting uses a lot of water, which soaks into floors, walls, and framing. If it is not dried out, it causes rot and mold on top of the fire damage.

Do you handle both the fire and the water?

Yes. It is one job to us, soot and smoke cleanup plus drying out the water, then the rebuild.

Can I go back inside to start drying things out?

Not until FDNY says it's safe. The U.S. Fire Administration says not to enter a damaged home or apartment unless the fire department clears it. Once it's cleared, call 646-543-2242 and we'll start with extraction and readings. Floors and ceilings that took hose water can be weaker than they look.

Why did the firefighters break windows and cut into the walls?

The U.S. Fire Administration's After the Fire guide explains it: breaking windows slows the fire's growth and clears dark smoke, and crews cut holes in walls to make sure no fire is hiding inside. The open walls actually help us dry, letting air and meters straight into the cavities.

Your property. Our priority.
