Insurance
Mold is capped or excluded on most policies. The claim that usually gets paid is the water damage that caused it, and that is where we put the documentation.
Overview
Be realistic about this one. Mold is covered when it results from a sudden, covered water event, and excluded when it grows from a long-ignored leak or humidity. Even when it is covered, most policies cap it. So the mold itself is rarely the claim worth fighting. The water loss behind it usually is, and that is the case we build. We are also New York State licensed, which matters when a claim requires licensed work.
Good to Know
Mold is one of the most commonly limited or excluded items in a homeowners policy, and claims get denied for predictable reasons. Most policies only cover mold when it results from a sudden, covered water event (like a burst pipe), not from a slow leak or ongoing humidity the insurer considers a maintenance issue. That makes the water source the whole ballgame: proving the mold came from a covered loss, and acting quickly, is what gets a claim paid. Many policies also cap mold remediation at a set dollar amount, and some exclude it outright regardless of cause. We document the moisture source, tie the mold to it, and write the remediation scope the way carriers expect, which is often the difference between a covered claim and a denial. It helps to know the photos and moisture readings we keep for the file.
If a burst pipe or appliance failure caused the mold, the stronger move is almost always to file it as a water loss and treat the remediation as part of that scope. See water damage claims for how we document those.
How We Help
We photograph the loss, log daily moisture readings, write the estimate in Xactimate, and communicate with your adjuster directly, from the first inspection through final payment.
Questions
Sometimes. It often depends on whether the mold resulted from a sudden, covered water event, and on whether your policy has a mold endorsement. We document the cause.
Because coverage usually follows the cause. Mold from a covered burst pipe is treated very differently from mold from a leak that was ignored for months.
Yes. We hold a New York State mold remediation license and remediate to standard, which matters when a claim requires licensed work.
